How to Spot Motivated Sellers in Court Records Before Anyone Else
Start with public legal signals
The best distressed-property lists start before a seller reaches a public marketplace. Probate filings, lis pendens records, tax delinquency notices, code violations, and HOA lien activity can all signal pressure before a property appears on the MLS.
Filter for actual investor fit
A filing alone is not enough. Prioritize records with equity, clean ownership history, reachable owner entities, and property types that match your acquisition box. The value is in the intersection of legal signal, owner context, and local market demand.
Move weekly, not randomly
A consistent Saturday list gives buyers a repeatable workflow: review new signals, segment by ZIP and value band, enrich ownership data, and contact the best-fit owners while the information is still fresh.
