From recorded event to first move

Find the signal. Prove the deal.

ISC compresses the first hours of property research into an ordered starting point. Your team still verifies the facts, contacts the right people, and decides whether the opportunity is real.

Source-age gate

≤ 48 hours

Source age is measured at delivery. It does not guarantee that the underlying legal or property status is unchanged.

The operating loop

Less hunting through records. More time deciding what deserves a call.

01

Observe

A public-record signal appears.

ISC captures recorded distress events and ties them to a property. A filing is treated as a signal—not proof that a foreclosure, sale, balance, or deadline remains active.

Event type · recorded date · property match · source evidence

02

Rank

Fresh evidence moves to the front.

The release is ordered around recency and usable evidence so an acquisitions team can decide where to spend verification time first.

Newest verified observation first · duplicate control · release QA

03

Understand

The property gets a decision brief.

Available ownership, recorded value, deed history, property facts, distress context, and open questions are organized into a directional research view.

Known facts · estimates labeled · missing evidence exposed

04

Verify

The investor completes the deal work.

The brief points to the calls, documents, inspections, title work, and lender checks that still matter. ISC does not contact owners or orchestrate the transaction.

Verification checklist · source trail · next-action guidance

Why timing matters

First contact starts with first awareness.

00Signal recordedA relevant event enters the public record.
01ISC release preparedThe event is normalized, linked, ranked, and checked for delivery.
02Investor verifiesThe team confirms status, ownership, title questions, property facts, and fit.
03Outreach beginsOnly then does the investor choose whether and how to make contact.

Clear boundaries

Know what the signal can—and cannot—tell you.

Read the research disclosures

Does a signal mean the owner must sell?

No. It means a relevant public event was observed. Status can change after recording, and public records can be delayed or incomplete. Investors must verify the current facts before acting.

Is the founding Hot List exclusive?

No. It is non-exclusive. The three-partner limit creates a tight product feedback loop; it does not assign a property or lead to one subscriber.

What is commercially available first?

The first bounded release is Las Vegas, delivered every friday by 5 pm et. National self-service access opens only as each market and delivery path is verified.

Does ISC replace title, legal, appraisal, or lending work?

No. ISC is directional public-record research. It does not establish title, payoff, lien priority, value, financing eligibility, legal rights, or investment suitability.
