Zillow and Redfin show what's on the market. ISC shows what's about to hit the market — pre-foreclosure, probate, tax liens, divorce filings, code violations — before the listing goes live. Our data comes from county courthouses, not scraped listings.
How current is the court record data?
We refresh court records from all 42 covered states every 7 days. For the 8 remaining states, updates run on a 14-day cycle. Most competitors refresh monthly or quarterly.
Is ISC legal to use for lead generation?
Yes. All data is sourced from publicly available court records. We do not sell Social Security numbers, DOBs, or any non-public personal information. Our practices have been reviewed by real estate attorneys in 12 states.
Can I export leads to my CRM?
Basic CSV export is available on all plans. CRM integrations (Salesforce, HubSpot, Podio) are available on Insider Track. API access is available on Pro plan and above.
What's the accuracy of your ARV estimates?
ARV estimates are based on deed-recorded comparable sales within a 1-mile radius (or 0.5-mile in urban areas). Our estimates average within 5% of actual sale price across all markets tested. Every estimate includes a confidence range.
